DOMESTIC ENERGY ASSESSMENTS : GUIDANCE NOTES for OCCUPIERS

This document provides information and advice relating to the inspection requirements for Domestic Energy Assessments that will lead to the issue of Energy Performance Certificates.

1. An appointment will be made for an approximate time on a date convenient to you. If for any reason there is a need to alter the appointment or if factors arise which delay my arrival, I will contact you and advise of the delay or arrange for an alternative appointment time.

2. On arrival I will identify myself to you by name. I will not be offended by any reasonable check you may wish to carry out to ensure you are satisfied as to my identity.

3. The time that the inspection takes will of course vary according to the size and complexity of the property. It is not possible to state precise times for the duration of the inspection but typically, for most homes between half an hour and an hour will be needed. This may be a little less for a simple, modern home but could be significantly longer for a large or complex property.

4. I will need access to all of the accommodation in the property. Whilst I will endeavour to work around any limitations that do exist, free and unrestricted access to all areas would be much appreciated.

5. Domestic Energy Assessors are not permitted to open secured traps (i.e. access traps into roof, cellars or other voids that are sealed shut with screws, nails, paint, tape etc.) nor are they required to move heavy furniture, surface coverings or goods to gain access to such areas. If at all possible, it is requested that such sealed traps be opened up and made accessible prior to my visit.

6. It is particularly important for that I have access to the heating appliances wherever possible, including any boiler and hot water cylinder that may be present. If at all practical, it would be much appreciated if these components were made accessible.

7 Please ensure that pets and other animals are secured in order to allow a full and safe inspection to take place.

8. Certain tasks, such as opening access traps, could present hazards especially to small children. It is requested that children are kept safe from such hazards during the inspection and are also prevented from distracting my work.

9. For my records only, but as part of normal data collection, I may need to photograph certain heating components or controls in addition to the front and rear of the property.
